Overview

Level of Development (LOD) defines the completeness and reliability of model elements at each project stage. Getting LOD right means your model delivers the right information to the right people at the right time — without over-modelling early or under-delivering at construction.

We work with your project team to agree an LOD Matrix before any modelling begins — defining required LOD per element, per discipline, at each milestone. This becomes the benchmark for all model deliveries.

Every model milestone is checked against the agreed LOD requirements before handover, and issued with a compliance report confirming achievement at each stage.

LOD 100Concept
Pre-design / Feasibility

Overall building massing, height, area, volume, and orientation. Used for early feasibility and design intent.

LOD 200Schematic Design
Concept design / Design development

Approximate geometry with general size, shape, location, and orientation. Systems and assemblies indicated but not fully defined.

LOD 300Design Development
Design documentation / Coordination

Specific geometry, location, orientation, and quantity. Elements are graphically represented as a specific system, object, or assembly.

LOD 350Construction Documents
GFC / Multi-discipline coordination

Includes interfaces with other building systems and elements. Supports construction sequencing and further coordination between disciplines.

LOD 400Fabrication & Assembly
Fabrication / Shop drawings

Detailed fabrication, assembly, and installation information. Used by fabricators and manufacturers for direct production.
